Winter plumbing checklist for Leicester homes

Work through these checks before the first hard frost to reduce the risk of frozen pipes, escape-of-water damage and avoidable winter call-outs.

Know how to isolate the water

  • Find the main internal stop tap and make sure every adult in the property knows where it is. It is often under the kitchen sink, in a utility cupboard or close to where the supply enters the building.
  • Turn it gently to confirm it moves, then return it to the open position. Do not force a stiff, corroded or leaking valve; arrange a repair before it is needed in an emergency.
  • Identify any separate isolation valves for outside taps, loft supplies, garages, washing machines and dishwashers.

Protect pipes and outside taps

  • Disconnect hoses and attachments from outside taps so trapped water cannot freeze inside them.
  • Where a working internal isolation valve is fitted, close it and open the outside tap to drain the exposed section. Leave the outside tap closed again once drained unless the installation requires otherwise.
  • Fit suitable insulation to accessible cold-water pipes in lofts, garages, outbuildings and other unheated areas. Keep joints and valves accessible for inspection.
  • Check insulation has not slipped, become wet or been disturbed. Wet insulation is much less effective and may conceal a leak.

Keep enough safe background heat

During prolonged cold weather, allowing a property to become completely cold can put hidden pipework at risk. Use the heating controls and frost-protection settings recommended for your system and property. Do not rely on opening loft hatches or cupboard doors as a substitute for proper insulation and safe heating.

If the home will be empty, check the insurer’s requirements. Some policies specify minimum heating, water isolation, drain-down or inspection arrangements. A landlord or homeowner should follow those conditions rather than assuming one setting suits every property.

Make a simple winter emergency plan

  • Keep a torch, towels and a container somewhere easy to reach, but never put yourself beneath a bulging ceiling or near wet electrics.
  • Know which neighbour, keyholder or managing agent can access the property if you are away.
  • Photograph the stop tap and any outside-tap isolation valve. Add a note showing which way closes it.
  • If the water supply slows or stops during a frost, investigate promptly. A frozen pipe can begin leaking only after it starts to thaw.
